Spain Property Prices 2017

From the beginning of 2013 the real estate market in Spain has grown tremendously. As reported by Registradores de España, the quantity of real estate sales transactions during the last semester of 2016 stabilized, but in the first trimester of 2017 it started to augment reaching 113.738 transactions in comparison to <100.000 transactions recorded in the end of 2016.

During the first trimester of 2017 there were bought 20.490 of new-built apartments and 93.248 used apartments. Another important trend is the dynamics of sales in regions. According to the last data, all the autonomous communities of Spain showed quarterly increase of amount of sales transactions. Among the leaders we can highlight: Andalucía – 21.313, Cataluña – 19.666, Comunidad de Madrid – 16.690 y Comunidad Valenciana – 16.390. What about the results in scale of provinces, the province of Madrid contributed 16.690 of transactions, Barcelona – 13.639, Alicante – 8.416, Málaga – 7.701 y Valencia – 6.317.

What about the price point, in the end of 2017, the cheapest real estate was available in the province of Toledo for just 915 euros/m² in average, and the most expensive one in Guipúzcoa – 2989 euros/m².  In the chart created by fotocasa.com we can clearly see average prices of real estate by area.

Analyzing all listed data we can say that the market is still gaining momentum. The number of transactions is growing every year, what creates strong preconditions of price growth in the most competitive local markets such as provinces of Madrid, Barcelona and Alicante. Current market situation is a perfect moment for real estate investments. This is a time when the knowledge becomes a must, and catching an opportunity becomes the priority.
